1. Proof of Identity and Right to Rent
A valid and current passport or a UK driving licence is crucial for proving your identity.

2. Character and Employment References
a. Pay Slips: Recent pay stubs (usually the last three months) provide concrete proof of your income and employment stability.
b. Employment Contract: Your employment contract, which outlines your salary and employment terms, can further strengthen your application.
c. Bank Statements: Recent bank statements, showing your financial stability, can complement your pay slips.

3. Income and Employment Status Checks
Employment and Income Documentation: Pay slips, employment contracts, bank statements, and open banking can all help demonstrate your financial stability.

For self-employed individuals, the rental application process can be slightly different, as you’ll need to provide additional documentation to prove your income and financial stability. Here are the key documents and information required:

Business Financial Statements: Self-employed tenants should provide business financial statements, including profit and loss statements and balance sheets for the last two to three years. These documents demonstrate your business’s financial health and your personal income.

Tax Returns: Self-assessment tax returns for the past two to three years are essential to confirm your income and tax obligations. These returns should show your total income and any deductions or expenses.

Bank Statements: Recent business and personal bank statements can offer insight into your financial stability. These documents should be up-to-date and clearly show your income and expenses.

Business References: References from clients or business partners can help validate the stability of your self-employed income. These references should confirm your work ethics and reliability.

Accountant’s Letter: A letter from your accountant can provide further validation of your financial stability and the accuracy of your financial documents. Landlords may request this to ensure your financial statements are credible.

Business Registration Documents: Proof of your business’s legal registration, such as your Companies House registration or self-employment registration, is essential for verifying your self-employed status.

Self-employed tenants should be prepared to present a comprehensive picture of their financial situation, including both business and personal financial documents. These documents help landlords assess your ability to meet your rental obligations as a self-employed individual.

Tenants need to have a payment method and a valid bank account located in the UK to rent a flat as the payments for every agreed period (month, week, quarter etc) must be performed from that account.

Security deposit.


This is to cover any damage or defaults on the rent during your tenancy. It’ll be protected by a security deposit protection scheme, and you should get it back after the tenancy ends. The deposit should be no more than 5 weeks rent, although it can be up to 6 weeks rent for properties with a total rent of over £50,000 a year.

Rent in advance.
You’ll usually pay your first month’s rent plus the Holding deposit in advance of starting the tenancy.

On the day that your rental contract starts we will arrange a Move-In appointment with the Host who will then give you the keys. They will also take a video-inventory of the property condition on the day you move in before giving you the keys.

The properties on the Premcor Estates Ltd platform are all verified by our team. This means that we guarantee the reality, the authenticity of the photos and the accuracy of the information in the listings so that you can book online in complete safety.

We will make the transfer to the owners 48 hours after the check-in date, so that you can carefully inspect the property.
If the ad shows serious problems and inconsistency with reality, Premcor Estates Ltd refunds 100% of the payment made in 24-48h, without any additional fees.

Premcor Estates Ltd media during the booking process. We communicate with the owners on your behalf until your request is accepted.

We are unable to share the owners’ personal details due to our privacy policy and data protection regulations, however, once the booking has been accepted, this information will be shared with you.

Please note that the conditions of the property cannot be negotiated and that the landlord provides us with all the information about the property and the rules when uploading the ad.

A verified/checked property is a property that: has been visited by our team, has been reserved at least one time already through Premcor Estates Ltd.


Property verification allows us to certify the correct location of the property and the accuracy of the images between the listing and reality.

When booking, the amounts to be paid are: one month’s rent + security deposit (which will be paid into the properties’ landlord 48h after check in) . Once this amount is paid and validated, the property will be reserved.  Premcor Estates Ltd keeps your money safe up to 48 hours after the moving date (the one registered on the platform).

Help on your reservations

If the owner cancels at the last minute, Premcor Estates Ltd will try to help the tenant reserve a replacement property. If there are no suitable alternative properties, Premcor Estates Ltd will return 100% of the booking payment to the tenant.

Once your reservation is confirmed, we will inform to the landlord’s your contact information to arrange the arrival date. If you have not received a response by e-mail or phone within two days of booking, please contact us.

We try to make our  listings as transparent as possible with high-quality photos, videos and floor plans. Our experts know how important it is to make sure you have as much information as possible, so you can rent with confidence. As an additional step, we provide you with a 48-hour guarantee from the time of move-in to signal to us if there is anything wrong with the property.

If you leave something at a place you stayed, you should contact the host immediately with details of the items left behind. If you are unable to get through to the host, you can get in touch with our Customer Care team via this form who can help you reach the host.

We know that booking online is a commitment. That is why we offer all our tenants the guarantee of Premcor Estates Ltd free of charge with great coverage!

– Secure payment: Your payment is not transferred to the advertiser’s account without having seen and accepted the property.

– Premcor Estates Ltd keeps your payment safe up to 48 hours after the moving date (the one registered on the platform).

– If for some reason, you decide to cancel the transaction and reject the property, we will refund you the full amount.

Pay by bank transfer for every instalment using the  Guide’s bank details shared by email. Payments are accepted in CAD, USD, GBP, EUR . Guide’s bank details will be unique to each booking, so you don’t need to add a particular reference.
